Sealant Details/Windows and Doors
A complete re-sealing of
all windows and doors that meet with stucco with a silicon sealant,
DOW CORNING 795 is recommended. This is a NON-PAINTABLE SEALANT. This
is a complete perimeter seal that will be installed around all windows
and doors that meet with stucco. The sealant joint is approximately
3/8" wide. Masking tape is used around all windows and doors in order
to keep a clean and straight line.
NOTE: If needed, owner must have any wood trim around windows/doors repaired and painted before sealant is applied.
All sealants/caulking must be an approved sealant for the stucco and E.I.F.S. Systems that meets ASTM C-920 STANDARDS. The sealants are not your typical painter's caulk and are not applied in the way a painter applies his caulking. If you decide to have the painter apply this item have the painter give you a letter in writing that his work will pass a stucco inspector's inspection.
Other Penetrations that Require Sealing
This includes only where
stucco walls meet with the following: AC lines, light fixtures, cable
wires, water faucets, wood deck areas and concrete patios. NOTE:
This does not include the frieze board.
Termination of E.I.F.S. Below Grade
(Please consult your termite company on this issue and once work is completed you will need to inform your Termite Company that the work is completed and check with them on their policy for re-treatment.)
Cut, trim (minimum 3 inches) using a 45-degree angle cut, and seal to the foundation, using fiberglass mesh, basecoat, and synthetic finish. This is
sometimes called a "Hard Coat System". This is needed in order to have a Termite Inspection Gap. This includes removing all stucco that is buried in the ground. Click here to look at an illustration of this concept:

NOTE: If you have studs
in or near the ground, there is an additional charge for the DUR-ROCK
SYSTEM and the area is still cut out and sealed to the foundation.
This is an authorized cement board that is used when studs are either
in or close to the ground.
Termination of Hard Coat Stucco Below Grade
Not all homes that have hard coat stucco need to be terminated. Only those that have foam board or wire mesh behind the stucco and only if it is in the ground.
NOTE: Termination of E.I.F.S. or hard coat stucco below grade in not a guarantee that you will not get termites. This is a requirement by the termite companies and is to allow the termite companies an inspection gap where they can inspect for termites.
Kick-out also Known as Diverter Flashing
A section of stucco is cut out, kick-out, also known as diverter flashing, is installed behind roof flashing and sealed. The stucco is then repaired; sealant is used before and after. This is needed in order to divert water from flash point back into the gutter.
NOTE: Mounting the kick-out or diverter flashing on top of the roof shingles and next to the stucco is not acceptable. There are many companies out there that are doing improper installation of kick-out or diverter flashing.
Stucco Repairs
The areas of high moisture are opened, inspected for structural damage. If there is no structural damage, the area is then re-stuccoed. If structural damage is found, and wood repair is needed, customer must obtain a carpenter. We can provide a list of subcontractors to select from if needed.
A Few Words About Inspection
Ethics....
North Metro Stucco, Inc. recommends that you do
not have your home inspected by companies that do the repairs also. North Metro feels that
this constitutes a conflict of interest.
To that end, North Metro Stucco, Inc.
does not do stucco inspections.
When it is time to have your home inspected for stucco integrity, make sure that
your home is inspected by only qualified, certified individuals trained in E.I.F.S. and
Hard Coat Stucco Systems.
